Property valuation

An accurate valuation is essential. We take into account all factors, such as location, size, quality, and unique selling points, before providing you with a realistic valuation. We avoid giving 'headline prices' as part of our honest approach to selling properties. 
Your property
We've all heard the expression 'first impressions count' and this is essential when selling your property. If your property is overdue a fresh coat of point, it would be ideal to get this done before selling your property.

It's also a good idea to make sure that for any viewings, the property is neat and tidy so prospective buyers can get a feel of the space your home offers. This is also important for when we arrange to have marketing pictures taken of your property. 
Receiving and accepting offers
We will inform you of offers we receive for your property in writing and with a quick phone call. Some offers have conditions so you will need to consider all aspects of the offer. 
After agreeing an offer, a memorandum of sale will be created and sent to your solicitor and the buyer's solicitor informing them of the proposed sale of your property. This will include targeted exchange date and completion date. 
Instructing solicitors
An efficient solicitor is important so make sure you shop around to find one that's right for you. 
They will deal with all contract and paperwork on your behalf. With us as your agent, we will regularly keep in touch with your solicitor to get updates, which we will then advise you of, so you can sit back while we do all the chasing for you!
Exchange and completion
Once contract has been exchanged and signed, a deposit is paid by the buyer's solicitor to your solicitor. This is usually 10% of the purchase price. 
Once the remaining 90% of the purchase price is paid by the buyer's solicitor to your solicitor, the sale will then be complete. All that's left to do is release keys to the new owner, and you are free to enjoy the money from your sale in any way you wish!
